Professional Photography?

There are many critical aspects of a successful listing, however one is all too often overlooked. In my opinion professional, good photography is so impactful, and will help lead to a timely, successful closing. Most all of homes over $1 million receive this treatment, however more moderately priced homes are sometimes forgotten. Buyer's, now more than ever, start their home search online. In fact according to the most recent NAR statistics, that number stands at 92%. Meaning over 90% of buyers will have their first impression of your home be the photos in your MLS listing. These buyers start to form opinions based on these photos, and will actually discard listings based on what they see. MLS photos become most buyers first impression of your home. 

September 2014 Residential Report for Brevard County

Closed Sales are up 25.7% for September 2014 in which the number of units closed were 787 compared to 626 in September 2013, with an increase in cash sales by 20.3% compared to September 2013. New Pending Sales are up 19.4% and New Listings are down -2.3%. Median Sales Price for Brevard County Single Family Homes are up 8.3% to $129,900 compared to a year ago, which was $119,900.  Median Days on the Market are up 30.0%, which is 39 days compared to 30 in September 2013. Months Supply of Inventory is down -17.6% to 3.6 months compared to 4.3 months in September 2013.  Traditional Sales are up 40.4%, with a median sales price of $159,450. Foreclosure/REO Sales are up 20.4%, with a median sales price of $80,250. Short Sale Closings are down -43.9%, with a median sale price of $73,950.

Green" options in residential real estate are being more sought after then ever! All indicators point towards this being an continuing trend. When some think of "green" options, they picture plants growing on the roof, and unsightly solar panels. Although these are options, they aren't the only! Energy efficiency is a HUGE issue, not only important to green buyers but every buyer. Any house can be made more energy efficient. Some examples are very simple, such as a switch to all LED lights and installing a programmable thermostat. Others are slightly more of an investment such as low-E windows and energy efficient appliances. The ultimate in energy efficiency is a full solar system. These are not your grandma's solar panels! These can be integrated right into the roof system, unnoticeable to the average person. Especially here, in Florida, these systems can produce enough electricity to power the house. Can you imagine a $0 electric bill?

Dream Home Built on the Wrong Lot

Here's a cringe worthy story coming out of Flager County.  A couple's dreamhome, built in the oceanfront community of Ocean Hammock, was built on the wrong lot! Instead of being built on lot 12, it was erected on lot 11, supposedly a much more expensive piece of property. How did this happen? From all news accounts the property was surveyed, and permitted. Per the news it was actually surveyed a total of 3 separate times, by two different surveyors.

I see Brevard County as an undiscovered enclave on Florida's east coast. We have beautiful beaches, fantastic attractions, with many conveniences. However our waterfront home pricing stays remarkably low in comparison to our neighboring counties. In the last 60 days we have had 10 oceanfront sales, the lowest of which was $535,000, the highest was $2,250,000.
